Designing and obtaining all the approvals needed for your extension can be a complex process.

You will need to provide plans to enable you to apply for Planning Approval or a Certificate of Lawfulness.

You will also need Building Regulations approval.  This can be done either by a full plans submission or your builder can use a Building Notice.

You may require build-over approval if your extension is built over a drain or manhole.

If your home is in a conservation area or is a listed building additional rules will apply.
